Pinsent Masons advises Aedifica on Spain deals
Pinsent Masons has advised Aedifica on the acquisition of two elderly care home projects in Spain, located in Bilbao and Gandía (Valencia), as part of the healthcare real estate investor’s continued expansion in the Spanish market.
Aedifica is a Belgium-listed healthcare REIT with a portfolio of care homes and healthcare assets across Europe, focused on long-term partnerships with operators and investment in social infrastructure.
The Bilbao transaction involved the acquisition of Jardines de Eztebe, a purpose-built care home in the Bilbao metropolitan area with capacity for 147 residents and an associated social and medical care centre. The asset, which opened in 2024, will continue to be operated by Grupo Jardines under a new 20-year lease arrangement.
Gandía forward purchase
In Gandía, Pinsent Masons advised Aedifica on a forward purchase transaction for the development of a new healthcare facility comprising a 120-bed elderly care home and a specialised 40-bed rehabilitation unit for patients with severe mental health conditions. The project, which will be operated by Novaedat under a 20-year lease, represents Aedifica’s first investment in the mental health segment and further strengthens its presence in the Valencia region.
