RocaJunyent and CMS advise on Colonial-Vita Group JV
RocaJunyent and CMS have advised Colonial SFL and Vita Group, respectively, on the creation of a 50-50 joint venture to develop a premium student housing and flex living platform in Madrid.
The platform will initially comprise three prime urban assets totalling more than 92,000 sqm and 2,200 beds, with a long-term stabilised asset value of approximately €1 billion.
Colonial will contribute the former IBM headquarters in Madrid, while Vita Group will contribute two assets, including Vita Student Oria, operational since September 2026, and a 519-unit flex living development scheduled for 2027.
The teams
RocaJunyent advised Colonial on the corporate, real estate and tax aspects. The team was led by Natalia Martí, together with Roger Pla from Real Estate and Enric Moret from Tax, with Eric Calero and other professionals also involved.
CMS advised Vita Group. The team was led by Javier Colino, Real Estate Partner, and Ignacio Zarzalejos Toledano, Corporate/M&A Partner, alongside Senior Associates Ana Vázquez Recio and Beatriz Madrigal Martínez, and Associates Mercedes Olmedo González, Itziar Martínez-Pardo Armand and Luna Mora Crespo.
