Pinsent Masons advises Aedifica on €7.5m acquisition of new care home in Alicante
Pinsent Masons has advised Belgian-listed healthcare real estate investor Aedifica on the €7.5 million acquisition of a newly built care home in Mutxamel, Alicante.
The property, Novaedat Mutxamel care home in Alicante, was recently completed and officially opened its doors in September 2025. Strategically located in a quiet residential area of Mutxamel (population approx. 27,800) and just 10 km from Alicante city centre, this purpose-built elderly care facility has a capacity for 120 residents, offering 91 spacious en-suite bedrooms specifically designed to meet the needs of elderly people requiring continuous, high-quality care.
In addition, operations will be managed by Novaedat, a well-established private care operator with over 20 years of experience in the Valencia–Alicante region. Currently, Novaedat provides elderly and mental health care to around 960 residents across its network of care homes, assisted-living facilities and mental health centres. With the opening of Novaedat Mutxamel, the total number of people receiving care under its management will increase to approximately 1,080 residents.
Finally, the facility is leased to Novaedat under a new 20-year double net lease agreement, whereby the tenant is responsible for repairs, conservation and maintenance (excluding structural elements). This lease structure ensures long-term stability and generates an initial net rental yield of around 6%, reinforcing the strength and viability of the investment.
