CMS Portugal advises Deka on Báltico Mar Building
CMS Portugal has advised Deka Immobilien on an integrated refurbishment and renovation project for the Báltico Mar Building, a large office complex located in Lisbon, Portugal. The mandate covered all phases of the project, from construction works to lease agreements.

Situated in a prime location next to the Rio Tejo and Gare do Oriente, the Báltico Mar Building comprises a ground floor, two intermediate floors and 13 upper floors designated for offices, services and/or retail, as well as five underground floors for parking. The refurbishment aimed to enhance the building’s modernity and functionality, aligning it with ESG standards. Among the upgrades, the building now features a common lounge area for tenants, showers and changing rooms, and other amenities.
CMS Portugal’s legal support spanned the full lifecycle of the project. In the first phase, the firm advised on the construction works contract with the contractor, monitored the works and the project, and assisted with the provisional acceptance of the refurbishment works. The firm also advised Deka Immobilien on the negotiation and execution of all lease agreements related to the building.
