Andersen advises Vitruvio on the purchase of Mutualidad de Orense 69
Andersen has advised Vitruvio, the SOCIMI managed by Abante, on the purchase from Mutualidad of the property located at 69 Calle Orense, in Madrid, for €28 million. The building has 8,490 square meters distributed over two floors of offices, as well as a commercial area of 377 square meters on the ground floor and 136 parking spaces.
With the purchase of Orense 69, Vitruvio concludes a busy first half of 2025, following the takeovers of Mercal Inmuebles SOCIMI and three other family-owned real estate investment companies, as well as the acquisition of Las Rejas Retail Park. With this new property, the entity has acquired a building located in a prime area, but with spacious premises—around 4,250 square meters per floor—and affordable rents, something that is rare in such locations, as highlighted by the SOCIMI.
On Andersen’s side, the transaction was led by César Morales, partner in charge of the Real Estate department, and Virginia de la Fuente, senior associate in the same team.
