Andersen advises the Brunete SR-1 Compensation Board
Andersen has advised the Compensation Board of Sector R1 ‘Primera Corona’, part of the General Urban Development Plan of Brunete (Madrid), on the approval process of the development project for the execution of urban infrastructure works in a 755,863 m² area within the municipality.
The resolution was adopted in May and formally notified in June 2025. It enables the execution of civil works for a maximum buildable area of 279,669 m², allowing for the development of up to 2,466 homes.
This development forms part of Brunete’s General Urban Development Plan, which includes the following residential sectors: SR-1 Primera Corona, SR-2 El Olivar, SR-3 Ensanche Norte, SR-4 Ensanche Este, SR-5 Ensanche Sur, SR-6 Sureste, SR-7 La Pellejera, and SR-8 Los Rosales.
The project promoted by the SR-1 Compensation Board incorporates the allocation of public land for roads, green areas, open spaces, public waterways, livestock trails, and subsidised housing, as well as plots for multi-family, single-family, and tertiary use.
Andersen continues to provide legal advisory services to the SR-1 ‘Primera Corona’ Compensation Board in Brunete.
The firm’s advice has been led by Javier Martín-Merino, partner in Urban Planning, who has served as secretary and legal advisor to the Board since its constitution in 2020. He was also responsible for initiating and processing the proposal that launched the urban development through the compensation system. Additionally, Andersen’s Urban Planning team drafted the Land Reallocation Project for Sector SR-5 Ensanche Sur, which was registered in the Land Registry in 2024.
